Property Overseer is a digital service delivered entirely online through propertyoverseer.com. There are no physical goods, shipments, or deliveries associated with our Service. All features, including evidence capture, Evidence File management, integrity verification, and Certified Record exports, are accessed and fulfilled digitally through your web browser.

Upon successful payment of a subscription (Basic at $29/mo with 5 Evidence Files per month, Plus at $59/mo with 15, or Premium at $99/mo with 40; Certified Record exports are $50.00 each; no annual plan is offered), access to the Service is activated immediately. There is no waiting period or manual provisioning. Your subscription grants you instant access to: Creation and management of Evidence Files, up to your plan's monthly Evidence File allocation. Evidence captured live through the in-app camera (uploads from a photo library are not permitted, to preserve timestamp integrity). SHA-512 cryptographic sealing with an RFC 3161 trusted timestamp from an independent Time Stamp Authority (GlobalSign). The ability to purchase Certified Record exports.

When you capture evidence through the in-app camera, the following fulfillment process occurs automatically: Your file is transmitted securely via HTTPS to our access-controlled Cloudflare R2 storage. When you seal a phase, the files are hashed with SHA-512 and the batch digest is timestamped by an independent RFC 3161 Time Stamp Authority (GlobalSign), whose signed token is stored alongside the evidence. The evidence record in your Evidence File is updated with integrity metadata. The sealed status is confirmed in your Evidence File detail view. This process typically completes within seconds. If an upload fails due to a network or server error, you will be notified and can retry at no cost.

Certified Record exports ($50.00 per Certified Record) are digital document bundles generated on-demand. Upon purchase: Our system re-verifies the SHA-512 digests against the sealed RFC 3161 timestamp token to confirm evidence integrity. A PDF bundle built to a court-admissible standard is generated containing your timestamped evidence, integrity hashes, Evidence File metadata, and certification. Property Overseer does not guarantee the admissibility of evidence in any court or legal proceeding. The completed Certified Record is delivered as a digital download directly in your browser. Certified Record generation typically completes within 1–5 minutes depending on the number of evidence files in the Evidence File. You will be notified when your Certified Record is ready for download.

Subscription access: Immediate upon payment. Evidence sealing: Seconds after capture. Certified Record generation: 1–5 minutes after purchase. All timelines are estimates under normal operating conditions. In rare cases of high server load or infrastructure issues, processing may take longer. We will notify you of any significant delays.

If any part of the Service fails to deliver as expected: Failed uploads: You will receive an error notification and can retry immediately at no cost. Failed Certified Record generation: If a Certified Record fails to generate due to a technical error on our end, we will either re-generate the Certified Record at no additional cost or issue a full refund for the export fee. Service outages: In the event of planned or unplanned downtime, we will communicate status updates and restore access as quickly as possible. Subscription billing periods are not extended for brief outages. For persistent issues, contact support@propertyoverseer.com and we will resolve the problem within 2 business days.

Property Overseer is available 24/7 via web browser on desktop and mobile devices. We target 99.9% uptime but do not guarantee uninterrupted access. Scheduled maintenance windows, if needed, will be communicated in advance when possible. The Service requires an active internet connection and a modern web browser (Chrome, Firefox, Safari, or Edge).

Property Overseer does not ship, mail, or physically deliver any products. All aspects of the Service — including subscriptions, evidence storage, integrity verification, and Certified Record exports — are fulfilled digitally. If you require a physical copy of a Certified Record, you may print the downloaded PDF at your own discretion.
